Fitness Cartel Anchors Flagship Centre at Carrara Village

Alma Property is pleased to announce the successful lease-up of Carrara Village, led by the signing of Fitness Cartel to a major 1,576 square metre tenancy. This anchor deal headlines a strong leasing campaign that also saw an Italian restaurant and a modern barbershop join the centre, contributing to a vibrant and well-rounded retail mix. With all spaces now leased, Carrara Village is fully activated and set to serve the growing local community with a blend of health, lifestyle, dining and essential services.



Located on Nerang Broadbeach Road, Carrara Village is a long-established neighbourhood centre that has undergone a major transformation over the past two years. Following the exit of former anchor tenant ALDI Supermarket, the centre’s owners committed to a significant capital works program. Upgrades included a full external façade refresh, enhanced internal layouts, improved building services, and modernised amenities – all aimed at re-establishing the centre as a thriving community hub with a renewed focus on quality, convenience and customer experience.



Alma Property was appointed to lead the leasing campaign and reposition the asset in the eyes of both national and local operators. The campaign generated strong interest across a variety of sectors, particularly health, wellness, food and everyday services.


Ultimately, it was Fitness Cartel Health Clubs, a leading and fast-growing Australian fitness brand, that secured the majority of the space. With a strong presence across Queensland and New South Wales, Fitness Cartel offers premium health club facilities tailored for both everyday users and elite athletes. Their newest club at Carrara Village will span 1,576 sqm and will include a wide range of services, such as strength and cardio zones, functional training areas, group fitness classes, personal training, and wellness programs.

The inclusion of a gym at Carrara Village is expected to significantly increase foot traffic and provide strong flow-on benefits for the centre’s other tenants. With 178 on-site car parks, excellent signage and visibility, and prime exposure to one of the Gold Coast’s busiest arterials, the location is ideally suited to support high-volume fitness and lifestyle businesses.


This successful lease-up also demonstrates the ongoing strength of neighbourhood centres that are well-positioned and well-managed. With convenience retail, health and fitness, and essential services continuing to drive consumer demand, Carrara Village is now set to serve the community for years to come with a revitalised mix of tenants and a fresh new face.

In addition to securing Fitness Cartel as the anchor tenant, Alma Property was pleased to assist with the lease negotiations for two other key retailers during the campaign: an Italian Restaurant, known for authentic cuisine, and a contemporary barbershop offering high-quality grooming services. Both tenants add to the vibrant and convenient mix at Carrara Village, enhancing the centre’s appeal as a lifestyle and community-focused destination.


The response from the market was very strong. Several retailers recognised the value that Carrara Village offers: convenience, accessibility and main road exposure.
